Crawl Space Encapsulation

Heavy vapor barrier, sealed vents, insulation and dehumidification that turn a damp crawl space into clean, dry storage.

Up to half the air in your living space comes up from the crawl space. If it is damp, musty or moldy down there, that is what you are breathing upstairs. Encapsulation seals the ground and walls, controls humidity and protects the wood structure that holds up your house.

Signs you need crawl space encapsulation

  • Musty smell inside, especially in humid months
  • Sagging or soft spots in floors
  • Visible mold or white fuzz on joists
  • Standing water or wet ground after rain
  • High energy bills from damp, uninsulated floors
  • Insects, rodents or old torn plastic under the house

How we do it

  1. Clean-out and prep

Old plastic, debris, wet insulation and anything an animal left behind comes out first.

  2. Drainage if needed

If water pools under the house we add drainage and a sump pump before we seal anything.

  3. Heavy vapor barrier

A reinforced liner is run across the ground and up the walls, sealed at seams and piers so ground moisture stays out.

  4. Seal vents and insulate

Foundation vents and gaps are sealed, and walls or rim joists are insulated so the space stays conditioned.

  5. Dehumidifier

A crawl space dehumidifier keeps humidity in the safe range year round and drains automatically.

Common questions

How long does an encapsulation take?

Most homes take two to four days depending on size, access and how much cleanup or drainage is needed.

Is encapsulation worth it?

It stops mold and wood rot, usually lowers heating and cooling costs, and makes the crawl space usable storage. It also removes a common red flag when you sell the house.

Do you send progress photos?

Yes. Many of our customers are out of state or cannot get under the house, so we send photos as the work moves along.
