Temporary support
Floors are jacked and supported before any cut is made.
Sister or replace
Rotted joists are sistered with new treated lumber or replaced. Failed beams and sill plates are replaced in sections.
Permanent supports
Adjustable steel jack posts on proper footings replace stacked block and make-shift supports.
Stop the moisture
Because rot is a moisture problem, we pair structural work with encapsulation or drainage so the new wood lasts.

Yes, in most homes the entire repair is done from below without opening finished floors.

Is this covered by insurance?

Rot from long-term moisture usually is not, but sudden damage such as a plumbing leak sometimes is. We provide documentation either way.
