Most water problems start outside. Downspouts that dump at the foundation, yards that slope toward the house and clogged or missing drains all push water against your basement or crawl space. We get the water moving away from the house before it ever gets in.

Signs you need drainage & sump pump systems

  • Pooling water next to the foundation after rain
  • Downspouts that end at the wall or into old clay tile
  • Soggy yard, washed-out mulch or a low spot that never dries
  • Sump pump that is old, loud, undersized or has no backup
  • Water in the basement during power outages

How we do it

  1. Grading and downspouts

Downspouts are extended underground to daylight or a pop-up, and grading is corrected where the yard slopes the wrong way.

  2. French drains and yard drains

Perforated pipe in washed gravel with filter fabric collects water across the yard or along the foundation and carries it away.

  3. Interior drain tile

Where water still comes through the floor, an interior perimeter drain feeds a sump basin.

  4. Sump pumps

Primary pumps sized for your home, sealed lids, check valves and battery backups so the system works when the storm knocks the power out.

  5. Discharge lines

Buried discharge lines carry water well away from the house, with freeze protection so they do not back up in January.

Common questions

Do I need a battery backup sump pump?

If your basement is finished or your pump runs during storms, yes. Storms that flood basements are the same storms that knock out power.

Can you fix a yard that floods?

In most cases, yes, with a combination of grading, French drains, catch basins and buried downspout lines.

How far should water discharge from the house?

At least 10 feet, and farther when the yard slopes back toward the home. We route every line to a spot where it will not return.
